Find A Tenant

If you already have knowledge and experience in the property market you may well feel that you can deal with the day-to-day running of your properties. It is worth considering opting for our least comprehensive service meaning you will still have to face several issues alone including meeting the various legal responsibilities attached to letting a property.

 

 Our Tenant Finding Service Includes:

  • Marketing your property until a suitable tenant is found
  • Accompanying prospective tenants on viewings if required
  • Carrying out tenant referencing to determine the suitability of the prospective tenant
  • Preparing the Tenancy Agreement
  • Collecting the deposit and one month’s rent in advance
  • Holding the tenant’s deposit in accordance with the Tenancy Deposit Protection Scheme

 

Rent Collection

This is ideal if you have the time to deal with tenants and their everyday demands but would like for us to take on some of the financial and administrative duties on for you. We will ensure that your rent is with you within 48 hours of receiving it and will renew or renegotiate a new tenancy, so that you do not have to. When it is time for a tenant to move out we will complete a full check-out service and inventory update before negotiating the return of their deposit.

 

Our Rent Collection Service Includes:

  • Marketing your property until a suitable tenant is found
  • Accompanying prospective tenants on viewings if required
  • Carrying out tenant referencing to determine the suitability of the prospective tenant
  • Preparing the Tenancy Agreement
  • Collecting the deposit and one month’s rent in advance
  • Holding the tenant’s deposit in accordance with the Tenancy Deposit Protection Scheme
  • Provide an Inventory & Schedule of Condition
  • Contacting utility suppliers regarding meter readings and tenancy details
  • Receiving rent from your tenant and paying it promptly into your account via BACS
  • Tenancy renewal and negotiation of rental increases
  • Full check out & Inventory update at the end of the tenancy
  • Deposit reconciliation

 

Fully Managed Service

If you want a stress free hands-off approach to your property let then you will find this from Fully Managed Service. We will look after your property and the tenant throughout a tenancy ensuring the property is kept in a good condition and will deal with any maintenance issues should they arise and ongoing advice and assistance in relation to the legal aspects of running a rental property.

 

Our Fully Managed Service includes:

  • Marketing your property until a suitable tenant is found
  • Premium listings on property portals (where possible)
  • Accompanying prospective tenants on viewings if required
  • Carrying out tenant referencing to determine the suitability of the prospective tenant

  • Preparing the Tenancy Agreement
